Lake Keowee’s most expensive home sells again, this time for $11,000 more | Greenville Real Estate Special Coverage


The most expensive home on Lake Keowee has sold for a second time in eight months—for $11,000 more than it did initially.

The 12,000-square-foot home at 102 Wedge Court in The Reserve on Lake Keowee closed April 29 for $5.75 million, according to Pickens County property records, slightly reinforcing its position as the most expensive home ever sold on the lake. The five-bedroom residence near Sunset had originally sold in September of 2021 for $5.739 million before being put back on the market that following December with a list price of $5.999 million.

The home was relisted by Michael and Matt Roach of Top Guns Realty in Salem, which represented the buyer in the home’s original sale. Roach was the seller’s agent in the most recent sale, while Justin Coleman of Cliffs Realty represented the buyer.

Built in 2015 and sitting on nearly an acre of lakefront property, the home at 102 Wedge Court is a show-stopper. The front door is mahogany, the front circular driveway Indian fossil stone. The great room features mahogany beams, a limestone fireplace, and black walnut floors. There’s a 700-bottle wine cellar, a sauna and Jacuzzi tub, a home cinema, serenity garden and covered boat dock, among other features.

How long will its reign as Lake Keowee’s biggest fish last? Two homes in The Cliffs at Keowee Springs near Six Mile could vie for the title: 132 Promontory Court, listed at $5.825 million, and 126 Waterfern Court, listed for $6.5 million. The Waterfern Court home is listed as being under contract, according to the Cliffs Realty website.

7-acre Taylors estate sells for $1.9M

A 6,000-square-foot home on nearly seven acres of land in Taylors has sold for $1.9 million, leading recent notable luxury transactions in the Greenville area.

The four-bedroom home at 917 Groce Meadow Road includes an outdoor living area with an in-ground salt water pool, kitchen and fireplace. The property features a 40-foot by 80-foot shop that can accommodate 10 cars and has five garage doors. The home, which also features 12-foot ceilings throughout and solid iron exterior doors, closed May 17, according to Zillow. Mark Rucker of Keller Williams Greenville Center represented the seller, and Douglas Sprunger of Del-Co Realty the buyer.

Other recent notable luxury sales include 7 Peakwood Trail, a 6,177-square-foot home in The Cliffs at Mountain Park near Marietta, which sold for $1.75 million; 2 Laurel Cove Lane, a 7,652-square-foot home in Cliffs Valley near Travelers Rest, which sold for $1.525 million; and 405 Thornblade Blvd. in Greer, a 4,749-square-foot home which sold for $1.125 million.

Multifamily occupancy rate holds steady

The multifamily market in the Greenville-Spartanburg area had 3,770 apartment units under construction in the first quarter of 2022, according to a report by the commercial real estate form Colliers South Carolina, allowing it to keep up with a regional occupancy rate of 93.2 percent.

That occupancy rate has remained stable for the past year, according to Colliers, leading to a 9.8 percent in year-over-year asking rates, and an average rental price per unit of $1,077. That price is up from $981 in the first quarter of 2021, and Colliers said rates are expected to continue to rise to the increased costs of construction.

The region will see 3,375 apartment units delivered in 2022, added to the 3,752 delivered over the past year. The market is expected to absorb those units shortly after delivery, according to the Colliers report.

The Greenville office of Coldwell Banker Caine welcomed Chris Spencer and Vivian Yhap to highlight recent agent moves in the Upstate.

Spencer first earned his real estate license over a year ago, and decided to leave his job as a firefighter and become a full-time real estate professional. Yhap grew up in South Carolina and has lived in the Upstate for the past 12 years.

Elsewhere, Berkshire Hathaway HomeServices C. Dan Joyner Realtors recently added Maranda Horne and Meghan Garcia to its Augusta Road office, Jonathan Hernandez to its Pelham Road location, Jamie Cobb to its Spartanburg branch, Jacklyn Edwards to its Midtown office and Dawn Cahill to its North Pleasantburg Drive location. Also, Lynn Skidmore joined the downtown Greenville office of Allen Tate Realtors.

Hourly construction wages on rise in S.C.

South Carolina was among eight states that reported year-over-year increases in hourly construction wages by 10 percent or more, according to a recent report by the National Association of Homebuilders.

The largest year-over-year wage increase was reported by Oregon, which saw construction wages rise 14.3 percent since the first quarter of 2021, reported Natalia Siniavskaia, the NAHB’s associate vice president for housing policy research. Mississippi was next at 12.6 percent, followed by North Carolina at 12.5 percent, Virginia at 11.8 percent, Kentucky at 11 percent, West Virginia at 10.9 percent, South Carolina at 10.6 percent and New Mexico at 10.4 percent.

All but one state posted year-over-year construction wage increases, the exception being Alaska, where wages declined 3.4 percent year-over-year. Massachusetts topped the list of hourly construction wages at $43.89, followed by New Jersey at $42.17, Illinois at $41.83, New York at $41.61 and Alaska at $40.67.
